The living and dining spaces in the house occupy more than 80m2squared of the ground floor.
The main room is open plan with kitchen, dining table and entertainment combined yet sufficiently separate.
Comfortable, large, leather sofa and chairs allow guests to relax in front of the smart TV. Overhead speakers and a Sonos music system provide the perfect opportunity for an evening of relaxation.
There is a new woodburner for cooler evenings.
A modern kitchen has been created with ample cupboard space, an induction hob, eye-level oven, microwave, kettle, toaster, and large American style fridge freezer with ice cube dispenser and a hatch for easy access to a cool drink.
There is the essential dishwasher in the room just behind the kitchen.

There are three bedrooms - two doubles and one twin.
The master bedroom is on the first floor at the rear of the house. It has a large, full length balcony with the magnificent views of the valley and hills behind the house. The Pyrenees can be seen in the distance.
The bed is 200cm x 160cm and the room has a large, mirrored wardrobe.
The second double bedroom is situated on the ground floor, accessible from the main living area. It has a double bed measuring 200cm x 160cm, bedside tables with lamps and an enormous, mirrored wardrobe.
The twin bedded room is also situated on the ground floor, accessible from the main living area and with another door through to the front bathroom. It contains two single beds measuring 200cm x 90cm and a large cupboard.
There are two large bathrooms and one separate wc.
Each bathroom has a walk-in, Italian style, double-head shower, a tall heated towel rail, toilet and wash basin.
The 8m x 4m pool has stunning views while underwater lights provide for an atmospheric night-time dip.
It is fenced and gated but not sufficient to meet regulations so for safety a pool alarm is installed. The pool is heated only by the sun but does have a pool cover that can be used at night to retain heat.
A large table is available for al fresco dining under the shade of mulberry trees.
The cru of Minervois-La Livinère is the first sub-appellation allowed in the Minervois wine region. Although named after the nearby town of La Livinière, the wine region encompasses the commune of Fèlines-Minervois within which the property is located.

Various water based activities can be enjoyed on the Aude river starting at Puichéric less than 30 minutes away.
For the more adventurous Les Gorges d'Heric is only 1 hr 10 away.
The town of Minerve is considered one of Les Plus Beaux Villages de France.
Among the many other towns and villages of interest are Caunes-Minervois, Olonzac with its weekly market, Homps and La Redorte on the Canal du Midi, the walled city of Carcassonne.
The beach at Narbonne on the coast of the Mediterranean is only an hour away, Perpigan a further 25 minutes and Barcelona only 3h 20 minutes by car.
The house has not been adapted for wheelchair users.
It may be adequate for a mobility impaired walker. The main entrance has three steps to the front terrace, and a further two steps from the terrace to the front door. Two of the bedrooms and both bathrooms are on the ground floor. There is a large paved area to the rear of the house, including up to the pool, though there are further steps to the pool itself.
A large button, high contrast Geemarc TV controller has been provided for for the use of guests in addition to the standard control.

The house is situated on the edge of a small hamlet not far from the town of Félines-Minervois.
The airport at Carcassonne (Ryanair) is about 40 minutes by car. Beziers (also Ryanair) is 1hr 15 minutes. Toulouse (BA, Easyjet and Ryanair) is 1hr 40 minutes.
To drive from the UK is also possible but would require an overnight stay en route.

Had a fantastic holiday in Sous les Muriers! Beautiful luxury house with everything you need at home. The furnishings are luxurious, design and cozy. We have been renting houses in France for 24 years, but this is the most beautiful house we have ever rented. We hope to come back again soon!

This house was fantastic! Inside it was like a show home, beautifully designed. The kitchen was the best equipped we have ever stayed in. The garden was well laid out with direct access to the shaded dining area, under the trees for shade, and the pool. The views were stunning over the valley and the sunsets were breath taking

For once reality goes beyond the photos in the ad! The interior is perfectly furnished, with care and taste. The garden is magnificent and functional. The very clean swimming pool - which is rare. Walks nearby, in a preserved natural environment, which we didn't really know. Good restaurants in the surrounding area, including that of Félines which has just opened. Minerve, a Cathar town to absolutely discover. A dream vacation.

We spent two wonderful weeks here and visted lots of beautiful places in the region. Sous les Mûriers is a very cozy house, decorated with good taste and well equipped!
